THE APARTMENT

Please find a few pictures below. They are not binding as decoration may change over time.
We try to keep them updated.


Several items were progressively added or replaced :
Bedroom :

Living room : 
 at first, 2 arm-chairs (now gone), then a marble top table, then 4 café style chairs (only 3 are left now), then
... a chest of drawers has been delivered around October 1st, 2008
... a sofa-bed in the living room in October 2009, mattress replaced in September 2015.
... a flat screen TV and a telephone have been added in 2011, using at best the telecommunications services offered by the Numericable connection to Internet, and associated equipments
... a strong wooden "espalier" (like a broad ladder strongly fixed on the wall), has been installed in 2012; it can serve different purposes (helping stretching one's back, or other physical exercises, hang or dry clothes, climb up a bit to see the Sacre-Coeur from the high window)

The two black modern chairs were moved to the bedroom then removed

Bathroom : a mirror and towels

Bedroom : 
- the double mattress has been replaced in September 2015
- 2 stands with hangers in the bedroom, boxes for small clothes, 

Ball-like lamp shades in all rooms ….
Curtains in both main rooms

but the green plant shown on some pictures below is no longer there ...
and the two Ikea arm chairs are now away.

LOCATION

Located near Mairie du XVIII° arrondissement and the rich food and flowers markets of rue du Poteau and rue Dehesme, and the numerous shops of rue Ordener.

Nearby rue du Mont-Cenis leads upwards directly to the top of Montmartre near the Sacré Coeur, and on the other end to a square very close to Porte de Clignancourt and its famous and large flea market.


Metro : Jules Joffrin (line 12 - initially called "Nord-Sud") is the closest one. 

Metro line 4 is not very far.
Bus lines : 31 (running between Gare de l'Est  and  CdG-Etoile), 60
and also 85, 95 going to the center of Paris (one of them to Montparnasse)

APARTMENT

Renovated, bright (8 windows of which a skylight), 34 sqm 1 BR topfloor furnished apartment,
offering perspectives of a large flat.

- Small kitchen with a refrigerator with true freezer section (4 stars) in a cupboard, a sink, electrical burners, a nice coffee machine , a washing machine in a cupboard below the electrical burners
- Living room with arm chairs, a television and a powerful fan + a marble top table with 4 typical cafe chairs + more recently a sofa-bed + high speed access to Internet and related TV and telephone services
- Bathroom with shower, wash-basin and toilet, and view over the back of the Sacré-Coeur.
- Bedroom with double bed, stands with hangers, and a chest of drawers.

Linen and towels are supplied.

7 floor walk-up, but with a red carpet and soft stairs,

it is not too much exercise once per day, sometimes twice, if one goes slowly..

AVAILABILITY AND RATES


Availability is to be confirmed in any case. 

There are chances you will not be the only candidate when you apply.
Best rental periods are several months, for up to 12 months, 
possible extensions if everything goes well.

LONG TERM RATES and other terms 

(conditions depend on number of persons and length of stay) :

For 1 person :

- per month including rent, utilities and time share of taxe d’habitation :


for more 9 months and more : 925 euros per month

for 7 or 8 months : 970 euros per month
for 5 or 6 months : 1,020 euros per month
for 3 or 4 months : 1,070 euros per month
for 2 months : 1,170 euros per month

For 2 persons who share the apartment, please add 10% to above rent levels.

Rental periods of less than 2 months are possible but at a higher average weekly rent

(see further below)

Additional costs include (for the whole apartment, 1 or 2 persons):

- electricity (heating is electrical) - say approximately 70 euros per month for 1 person, 80 euros per month for 2 persons. This is a rough estimate of the monthly average over the year, (in the wintertime only it would be more, in the summertime less) and electricity unit prices keep increasing in France significantly more than overall inflation..

Therefore, 
at the end of the lease, we would adjust the accumulated monthly provisions charged, 
to the actual expense : either some reimbursement or some additional payment (probably small) would then occur. But overall the tenant(s) would pay a cost corresponding to their actual usage + the base fee for their rental period (abonnement) and all relevant taxes (there are 4 different ones on a French electricity bill !)

- telecommunications (Numericable is installed) 

the present contract represents about 50 euros per month but could be replaced by a less expensive one; the applicable monthly amount be paid in advance by quarter to owner's representative for the connection to Internet with limited (but broad) phone and TV services (details on http://www.numericable.fr); free phone calls to cell phone lines in France, the USA and Canada are included
Calls or TV services beyond the flat rate service, are recharged when they are known or soon afterwards, if not reimbursed they are deductible from the refundable safety deposits if needed ).

- reasonable broker's fee payable upfront

- renter's insurance premium to be paid directly to the insurance company; the lessor only needs a certificate
( average cost : 12 to 20 € per month depending on length of stay and supplier/negotiation)

- final cleaning (one time) : 70 euros

Refundable safety and key deposits as usual in France :


- for the apartment : one month of rent, for 2 to 4 months rental periods; 

2 months of rent for longer stays
- for the connection to Internet and related services : 300 €, to be rebuilt up to that level within one week if used to cover extra phone calls or services

Proper guarantees about the timely payment of the rent and other costs are essential.
It can be :
- a France based guarantor (usual in France, but uneasy for foreigners)
- or a financial guarantee of 3 months of rent paid upfront; this may be used then to cover the 3 last months of rent
- for short stays (up to 4 months), the full rent and charges of the whole period paid upfront

Refundable safety and key deposits :

- for the apartment : 1000 €
- for the connection to Internet and related services : 300 €, to be rebuilt up to that level within one week if used to cover extra phone calls or services
